Buying or selling a property is an exciting milestone, and Currey Title is here to help make the closing process as smooth and straightforward as possible.
1. Open Your Title Order
Once your real estate contract is executed, your real estate agent, lender, or transaction representative can submit a title order to our office. Our team will begin gathering the information needed to move the transaction forward.
2. Title Search and Examination
We examine the property's title records to help identify ownership history, recorded liens, and other matters that may affect the transaction. If additional information or documentation is needed, we'll work with the appropriate parties to address those items.
3. Prepare for Closing
As your closing date approaches, our team coordinates with the parties involved to prepare the necessary closing documents and settlement figures. Your lender, real estate agent, and Currey Title will work together to help keep everyone informed about outstanding requirements.
4. Review Your Closing Details
Before closing, be sure to review any instructions provided to you, confirm what identification and documents you need to bring, and ask questions about any items you don't understand. If you are obtaining a mortgage, your lender will provide information about your loan and any funds due at closing.
5. Closing Day
At closing, the required documents are reviewed and signed, and the transaction's funds and other requirements are handled according to the applicable closing instructions. Our team will help explain the closing process and direct questions to the appropriate parties.
6. After Closing
Once the applicable requirements have been satisfied, the transaction proceeds through the remaining funding and recording steps, as applicable. We'll help you understand what happens next and when to expect any remaining documents or updates.
Every real estate transaction is different, and some may require additional steps. If you have questions about your upcoming closing, contact Currey Title. We're proud to provide personal service and clear communication to our neighbors throughout the process.
